There are two types of rental properties

Managed Buildings - All rental units are
managed and maintained by one management company. A property manager as
well as cleaning and maintenance personnel is on site to serve the needs
of the residents and all units. The managed buildings will often organize
community events for the residents
Privately Owned Condo Buildings -
This is a
typical condo building where the condos are individually owned and the
owner will hire a management company or self manage. There is usually an
on site staff to manage and maintain the building, but not the individual
units. Many owners are great landlords and are in a stable financial
position to maintain the property and the tenants needs in a timely manor.
Occasionally, residents may encounter problems resulting from the owners
neglect to pay the mortgage or condo dues. There also may be the
inconvenience of being asked to let potential buyers see your rental unit
because it is for sale.
